Swire Properties Unveils Sales Pavilion for The Residences at Mandarin Oriental, Miami
October 3, 2024Swire Properties, Inc. has launched the eagerly awaited Sales Pavilion for The Residences at Mandarin Oriental, Miami. Situated on Brickell Key’s southern tip, the future home of The Residences, this 7,000-square-foot pavilion is designed as three beautifully curated spaces floating on water, offering sweeping ocean views. In the first 60 days of sales, nearly $500 million in contracts have been signed out of close to $1 billion in reservations. Prices for the available units start at $4.9 million, with Fortune Development Sales managing the sales and marketing. Completion of The Residences is expected in 2029.

The pavilion gives prospective buyers an exclusive preview of the interiors and views. Conceived by The Residences’ global design team, which includes Parisian interior designers Tristan Auer and Laura Gonzalez, the pavilion is filled with unique finishes and bespoke decor. Notably, the hospitality desk is decorated with hand-painted coconut shells, and hand-woven leather screens bring a soft light into the space. The Mandarin Oriental hospitality bar, designed by Laura Gonzalez, mirrors the water flow with blue and green ripples. Inside the model residence bungalow by Tristan Auer, visitors experience luxury through honed marble kitchens and bathrooms, leather-clad closets, and a midnight bar in the primary bedroom.
The design team includes architecture by Kohn Pedersen Fox, Thai firm Shma Landscapes, and UK-based Speirs Major Lighting.

The Residences at Mandarin Oriental, Miami, will feature two towers showcasing world-class design and the legendary service of Mandarin Oriental, all set against stunning panoramic views. The South Tower will have 228 residences with interiors by Tristan Auer. At the same time, the North Tower, designed by AD 100 designer Laura Gonzalez, will include the Mandarin Oriental hotel and, an additional 66 private residences and 28 hotel residences. The North Tower will also host the new flagship Mandarin Oriental hotel in North America, with 121 rooms, a signature spa, and fine dining options.
This development marks the final chapter in Swire Properties’ 40-year endeavor to shape Brickell Key into an iconic island community.
