Mandarin Oriental, Miami to Close in 2025 for Landmark Luxury Redevelopment
April 11, 2025After 25 years of defining luxury hospitality on Brickell Key, the iconic Mandarin Oriental, Miami will officially close on May 31, 2025, creating a visionary transformation that will reshape the city’s skyline.
Mandarin Oriental opened in 2000; the hotel has long been celebrated for its world-class service and premier waterfront location. The upcoming closure marks the beginning of an ambitious redevelopment led by Swire Properties, with the design helmed by internationally acclaimed architectural firm Kohn Pedersen Fox Associates (KPF).
The project will feature two striking new towers:
- South Tower: This tower soars 66 stories (850 feet). It will offer 228 private residences, ranging from two to five bedrooms. Highlighting the project is a $100 million duplex penthouse spanning 23,000 square feet, setting a new benchmark for luxury living in Miami.
- North Tower: At 426 feet, this structure will become Mandarin Oriental’s new North American flagship. It will include 121 guest rooms, 66 private residences, and 28 hotel residences, delivering a next-generation hospitality experience.
The current hotel’s demolition is scheduled for Q3 2025, with vertical construction beginning in early 2026. The Twin Towers are expected to debut in 2030.
Flavia Daudan-Caponi, General Manager of the Mandarin Oriental, thanked guests and the local community for their continued support over the past two and a half decades, emphasizing the hotel’s legacy as a cornerstone of Miami luxury.
This redevelopment reflects Miami’s transformation into a global hub for luxury real estate and urban innovation. With its mix of ultra-high-end residences and a flagship hotel experience, the project is set to attract discerning buyers and investors, reinforcing Brickell Key’s reputation as a premier destination for upscale urban living.
As Miami continues its rapid growth, the reimagining of the Mandarin Oriental site is a bold statement of the city’s commitment to architectural excellence, a luxury lifestyle, and forward-looking urban design.
