14 Roc Unveils Diverse Floor Plans and Lavish Amenities
July 19, 202414 Roc offers a range of floor plans from studios to two bedrooms, spanning between 410 and 960 square feet. The tower will boast amenities such as a rooftop pool, co-working space, meeting rooms, a fitness center, spa facilities, a karaoke room, a game room, a kids’ room, a theater, and a lounge. GFO has enlisted Minneapolis-based RSP Architects and Miami Beach-based Urban Robot Associates for the project design.
According to an analysis by The Real Deal, short-term rental-friendly condos account for half of the units being developed in South Florida, especially in Greater Downtown Miami. This trend caters to investors rather than end-users, contributing to a shortage of new construction condos.
Galbut’s 14 Roc is part of over 10,000 planned short-term rental-friendly units across more than 30 developments. Similar projects include two in Brickell by Ricardo Dunin and Juan Carlos Tassara. In March, they secured a $70 million construction loan for their 12-story, 172-unit Domus Brickell Park project and launched sales for the planned 35-story, 579-unit Domus Brickell Center in May.
“We are thinking of it as a hotel and building it as a hotel,” Dunin remarked at the launch.
